• find_lenders

  Named lenders and programs for an industry, optionally filtered by state and product and ranked cheapest-suitable first for the bands given. Returns institution, program, products, geography, broker path, submission channel and the source URL. Not an offer; lenders decide.

• lender_program

  The full public record for a program id returned by find_lenders, or every program of one institution by name.

• industry_overview

  For one industry: ease tier (A–D), products that fit, lenders that serve or restrict it, SBA eligibility, specialty programs, the best first route, the dignity fallback when everything declines, and research white space.

• estimate_match

  Lane PC (investor property) or BC (business capital). Returns program TYPES with plain descriptions and typical ranges from categorical answers plus optional rounded figures. An estimated match, never an offer. PC answers: deal (purchase|refinance|purchase_rehab), occupancy…

• state_rules

  What a broker needs in a state, by lane (investor real estate, consumer, working capital, SBA, cards): status, the rule, the gate, open counsel questions and sources. Researched: NY, CT, NJ, PA, MA, FL; other states return the general notes. Research notes, not legal advice.

• next_best_option

• lender_stats

  Approval rate, funded rate and median days to decision per lender, from reported outcomes, by program, institution, industry or state. A cell is shown only when outcomes from 5 or more distinct other reporters are in it. Counts of decisions, not predictions.
